A yard that stays soft for days after rain is more than an inconvenience. Standing water can kill grass, turn walkways slick, soak crawl spaces, and put pressure on foundations. Knowing how to fix yard drainage starts with finding where the water begins, where it collects, and where it can safely go next.
In Tacoma and across Pierce County, wet winters, compacted soil, sloped lots, and older drainage systems can all work against a property. The right fix is rarely just throwing gravel into a muddy spot. Good drainage work moves water on purpose while protecting your home, your neighbors, and the rest of the yard.
Start by Finding the Source of the Water
Before installing a drain or bringing in equipment, watch the yard during a steady rain or shortly afterward. Look for the first point where water appears and the path it follows. A puddle in the lawn may be the visible result of a clogged downspout, a driveway draining downhill, or a neighboring slope sending runoff toward the house.
Pay attention to water near foundation walls, crawl-space vents, patios, retaining walls, and low points along fences. Also check whether downspouts empty right next to the home. Roof runoff adds up quickly, and a short downspout extension can sometimes solve a problem that looked much bigger.
It helps to make a simple sketch of the property. Mark the house, hard surfaces, existing drains, downspouts, slopes, and wet areas. This makes it easier to see whether the water problem is isolated or part of a larger grading issue.
Make Sure Water Slopes Away From the House
Proper grading is the foundation of most drainage solutions. The ground around the house should slope away from the foundation so surface water does not sit against the structure. As a general rule, the soil should drop about 6 inches over the first 10 feet away from the house where site conditions allow.
That does not mean every yard needs a major regrade. A small low spot beside the foundation may need clean fill, compacted in layers and finished with topsoil. But if the entire yard pitches toward the house, the driveway channels water into the garage, or the property has multiple low areas, a larger grading plan is usually the better answer.
Do Not Cover Problems With More Topsoil
Adding a thin layer of topsoil over a low area often creates a temporary improvement, then settles and returns to the same issue. Drainage grades need enough material, proper compaction, and a planned outlet. If a low spot is filled without considering where water will travel afterward, the puddle may simply move closer to the house or into a neighbor’s yard.
For larger corrections, excavation equipment can remove high areas, place and shape fill, and create a controlled route for runoff. This is often the most cost-effective approach when drainage is tied to several problems at once, such as a failing lawn, uneven access, and water near a retaining wall.
Extend and Manage Downspouts
Downspouts should discharge well away from the foundation and should not dump water onto a driveway, walkway, or neighboring property. Flexible extensions can work for simple situations, but buried solid pipe is often cleaner, more durable, and easier to manage around landscaping.
A downspout line should carry roof water to an appropriate discharge point, such as a suitable daylight outlet, approved storm connection, or properly designed infiltration area. The correct option depends on lot slope, soil conditions, local requirements, and available space.
Avoid connecting roof runoff into a perforated French drain line. Roof water carries a large volume during storms, while a French drain is designed to collect water moving through the soil. Combining them can overload the system and cause backups. Use solid pipe for downspout runoff, then keep groundwater collection separate unless the drainage design specifically accounts for both.
Use a French Drain for Saturated Soil
A French drain is a trench filled with clean drain rock and a perforated pipe, usually wrapped in filter fabric. It collects water from saturated soil and carries it to a safe outlet. It is a strong solution for persistent wet areas along a hillside, behind a retaining wall, or in a lawn that stays soggy despite reasonable surface grading.
The key word is outlet. A French drain is not a magic trench that makes water disappear. The pipe must have consistent fall and a place for collected water to go. Depending on the property, that may be a daylight discharge on a lower slope, a drainage basin, or another approved drainage point.
When a French Drain Is Not the Right First Fix
If water is flowing across the surface from a roof, driveway, or uphill lot, a French drain may not be the best starting point. Surface runoff is often better handled with a swale, catch basin, channel drain, solid pipe, or regrading. Installing a French drain where water should be redirected on the surface can add expense without solving the main cause.
Likewise, a drain filled with muddy native soil, small mixed gravel, or no filter fabric can clog early. Drainage installation is one area where trench depth, pipe slope, rock size, and fabric placement matter. A system buried out of sight still needs to be built correctly.
Build Swales and Surface Drainage Routes
A swale is a shallow, gently sloped channel that guides water across the yard. It can be grass-lined, landscaped with rock, or designed as part of a larger grading plan. Swales are useful when a property has room to move water naturally and the goal is to keep runoff from reaching the home.
Unlike a deep ditch, a properly shaped swale can blend into the yard and remain easy to mow or maintain. It needs a continuous route, though. Water cannot be directed to a dead-end low spot, toward a fence line with nowhere to drain, or onto an adjacent property.
For driveways, patios, and other hard surfaces, a catch basin or channel drain may be needed to intercept runoff before it enters a garage or crosses a walkway. These systems use solid pipe to carry collected water away. They are especially useful where concrete and asphalt prevent water from soaking into the ground.
Protect Retaining Walls and Hillside Areas
Water behind a retaining wall is one of the most common reasons walls lean, crack, or fail. A wall needs drainage rock behind it, a perforated drain pipe near the base, filter fabric where appropriate, and an outlet for the water. The wall also needs to be designed for the height of the retained soil and the loads above it.
Do not rely on weep holes alone for a wet hillside. They can help release limited water, but they do not replace proper back-drainage. If a wall is already bowing, holding back a steep slope, or supporting a driveway or structure, have it evaluated before digging nearby. Excavating at the wrong location can make a structural problem worse.
Fix Common Drainage Mistakes Before They Grow
Some drainage failures are straightforward maintenance issues. Clean leaves and sediment from catch basins, check that downspout extensions have not shifted, and keep drain outlets clear of mulch and debris. If a pipe outlet becomes buried or blocked, the entire system can back up during the next heavy storm.
Be careful with decorative rock beds as well. Rock can make an area look dry while water continues to sit underneath. Without a graded base, collection pipe, or proper outlet, a rock bed may only hide the symptoms.
It is also wise to call before digging. Utility lines, irrigation, septic components, and existing drainage pipes may be buried where a new trench is planned. A professional site review can prevent damage, avoid unnecessary digging, and identify whether the issue involves grading, roof runoff, groundwater, or several sources together.
When to Bring in a Drainage Contractor
A homeowner can often handle basic gutter cleaning, short downspout extensions, and minor landscape touch-ups. It is time to bring in experienced help when water reaches the foundation, enters a crawl space or basement, crosses a driveway, affects a retaining wall, or keeps returning after smaller fixes.
A drainage contractor can assess elevations, identify the water source, calculate pipe routes, and complete excavation without turning the entire property into a mess. For projects involving regrading, French drains, catch basins, retaining wall drainage, or trenching, one coordinated plan is usually less expensive than trying several disconnected repairs.
