Water rarely stays a small problem in Western Washington. A soggy side yard can turn into a wet crawl space, a muddy walkway, or standing water against a foundation after a few hard rains. Knowing how to install a French drain helps you move that water away before it causes bigger drainage and grading issues.

A French drain is not just a trench filled with rock. It is a planned drainage path that collects groundwater or surface water, carries it through perforated pipe, and releases it at a safe outlet. The work is straightforward in concept, but the details matter. A drain with poor slope, the wrong fabric, or nowhere safe to discharge can fail long before it solves the problem.

Start by Finding Where the Water Starts and Ends

Before digging, watch the property during rain or shortly afterward. Look for the low spots, downspout discharge areas, soft ground, water stains near the foundation, and runoff coming from a neighbor’s higher property. The goal is to intercept water before it reaches the area you are trying to protect.

Then identify the outlet. Every French drain needs a place for water to go. Depending on the property, that may be a lower part of the yard, a daylight outlet on a slope, a dry well designed for local soil conditions, or an approved stormwater connection. Do not send water toward a neighbor’s lot, onto a sidewalk, or directly into the street. Local drainage rules can apply, especially when a project changes where runoff leaves the property.

For Tacoma and Pierce County properties, outlet planning can be the hardest part. Many lots have heavy or compacted soils, limited grade, and older landscaping that was never built around drainage. If there is no downhill route or approved discharge point, the project may need a different solution than a standard French drain.

Plan the Route, Depth, and Slope

A French drain should run along the path that makes practical drainage sense, not necessarily the shortest path. For a wet yard, that often means placing the trench uphill from the trouble area so it catches water as it moves through the soil. For foundation drainage, the layout and depth need more care. Digging near a footing without understanding the foundation can create a structural risk.

The pipe needs continuous fall toward its outlet. A common target is at least 1 percent slope, or roughly 1 inch of drop for every 8 feet of pipe. More slope can help, but a very steep trench can be difficult to excavate evenly and may move water too quickly through loose material. Use a string line, line level, rotary laser, or builder’s level to check the trench bottom as you go. Do not rely on how the ground looks from above.

Depth depends on the issue. A shallow drain may handle lawn runoff and soft, muddy areas. A deeper drain may be needed to intercept groundwater moving toward a retaining wall or foundation. The deeper the excavation, the more important it becomes to account for utilities, roots, existing pipes, and unstable trench walls.

Call 811 before digging so utility lines can be marked. This is not optional. Electric, gas, water, sewer, communications, and irrigation lines can cross areas that appear clear. Hand dig carefully near marked utilities and use a contractor when the route is close to a sewer line, foundation, retaining wall, or other buried infrastructure.

Materials That Help a French Drain Keep Working

A long-lasting French drain starts with materials that allow water to enter while keeping soil out. Cheap materials can save a little at installation and create a clogged drain a few seasons later.

Use perforated drain pipe for the collection section. Rigid PVC offers consistent slope and strength, while corrugated pipe can follow curves more easily but needs careful bedding so it does not sag. The perforations should face down so water rises through the gravel and enters the pipe from below.

Washed drain rock is equally important. Use clean, angular gravel, commonly called drain rock or crushed rock, rather than pea gravel or material with fines. Fine soil and dust fill the open spaces between stones, reducing the drain’s ability to collect water.

A nonwoven geotextile fabric should line the trench and wrap around the gravel. This fabric separates the surrounding soil from the drain rock while still allowing water through. Do not substitute lightweight landscape fabric meant for weed control. It is not designed to handle the soil pressure and drainage conditions inside a trench.

You will also need solid pipe for any section that carries collected water to the outlet without collecting more water, fittings for turns and connections, and a pop-up emitter or other protected outlet where appropriate. A cleanout riser is a smart addition on longer runs or at key turns because it gives you access if the pipe ever needs flushing.

How to Install a French Drain Step by Step

Mark the planned route with paint or stakes, including the outlet location. Keep the route clear of large tree roots where possible. Roots can make excavation expensive and may later invade damaged pipe connections.

Excavate the trench to the planned width, depth, and slope. A trench around 12 inches wide is common for residential yard drainage, though the proper size depends on the water volume and site conditions. Keep checking the trench bottom with your level. A drain can look correct from the surface while having low spots that trap water underground.

Line the trench with nonwoven geotextile fabric, leaving enough extra material on both sides to fold over the completed gravel bed later. Add a few inches of washed drain rock and level it without losing the intended fall.

Set the perforated pipe on the rock bed, with holes facing down. Connect sections securely and keep the slope consistent. Use solid pipe after the collection area when you need to move water past dry sections of the yard or toward the final discharge point.

Cover the pipe with washed drain rock. The pipe should have several inches of rock beneath it and above it, creating an open area where water can move freely. Fold the filter fabric over the top of the rock like a burrito. This step keeps native soil from working into the gravel over time.

Finish the trench with topsoil and seed, sod, mulch, or decorative rock based on the location. Do not compact the backfill aggressively over the drain. Light settling is normal, so it is wise to leave the final surface slightly high and return later if needed.

At the outlet, protect the pipe from erosion, rodents, and debris. A daylight outlet should have a stable splash area of rock and should remain visible enough to inspect. A buried outlet that cannot be checked is harder to maintain and easier to clog without anyone noticing.

Common French Drain Mistakes That Cost More Later

The most common mistake is installing a drain without enough slope. Water will not reliably move through a pipe that rises, sags, or ends in a low spot. The second is using the wrong rock or skipping filter fabric, which allows soil to clog the system.

Another frequent problem is treating a French drain as a fix for every wet yard. If roof water is dumping beside the house, extending downspouts may be the first and most affordable correction. If the entire lot slopes toward the home, regrading may be needed before or alongside drainage work. If water appears only during extreme storms, a larger surface swale or catch basin system may be more effective.

Be cautious around retaining walls and foundations. Drainage behind a retaining wall needs the right stone, pipe placement, outlet, and waterproofing strategy. A foundation drain may require excavation at footing depth and should not be approached as a basic landscaping project.

When It Makes Sense to Hire a Drainage Contractor

A homeowner can handle a short, shallow French drain with a clear outlet and no utility conflicts. The job becomes more complex when there is a steep slope, poor access, a deep trench, standing groundwater, a retaining wall, or foundation concerns. Equipment access can also make a major difference. Hand digging a long trench through wet clay soil is a tough project even before moving several tons of rock.
